Roof Leaks
Roof leaks are the most common roofing problem and the one that causes the most anxiety for homeowners. Leaks can originate from many sources, and finding the actual entry point is often harder than it seems.
Water travels along rafters and decking before dripping into your living space, so the visible leak inside your home may be several feet from the actual roof penetration.
- Common causes: Damaged flashing, missing or cracked shingles, ice dams, clogged gutters, skylight leaks
- How to identify: Water stains on ceilings, damp insulation in attic, dripping during rain
- Solution: Professional leak detection and repair — do not assume the leak source is directly above the drip
Missing or Damaged Shingles
Shingles can be blown off by wind, cracked by impact, or deteriorated by age and UV exposure. Missing shingles expose the underlayment and deck to water damage.
- Common causes: High wind, hail impact, aging, improper installation, foot traffic
- How to identify: Visible gaps on the roof, shingles on the ground after a storm
- Solution: Replace missing shingles promptly. If many shingles are missing or damaged, consider full replacement
Flashing Failures
Flashing is the metal or membrane material that seals joints and penetrations on your roof — around chimneys, vents, skylights, and valleys. Flashing failure is the leading cause of roof leaks.
Flashing can crack, rust, lift, or separate from the surface over time. Improper installation is also a common cause of flashing failure.
- Common causes: Aging, thermal expansion and contraction, improper installation, corrosion
- How to identify: Water stains near chimneys or vents, visible gaps or rust on flashing
- Solution: Remove and replace damaged flashing. Do not simply caulk over failing flashing
Ice Dams
Ice dams form when heat from the attic melts snow on the roof, which then refreezes at the colder eaves. The ice buildup prevents melting snow from draining, forcing water under shingles and into the home.
Ice dams are a sign of inadequate attic insulation and ventilation. Simply removing the ice dam does not solve the underlying problem.
- Common causes: Poor attic insulation, inadequate ventilation, warm air leaks into attic
- How to identify: Icicles forming at eaves, water stains on exterior walls near the roofline, interior leaks during winter
- Solution: Improve attic insulation and ventilation. Install ice and water shield at eaves. Use a roof rake to clear snow
Safety Warning
Never chip ice off your roof with an axe or shovel — you will damage the shingles. Hire a professional for ice dam removal, or use a roof rake from the ground to remove snow.
Poor Attic Ventilation
Inadequate attic ventilation is a hidden problem that causes premature roof failure, higher energy bills, ice dams, and mold growth. Without proper airflow, heat and moisture build up in the attic.
A well-ventilated attic needs intake vents at the bottom (soffit) and exhaust vents at the top (ridge or gable). The general rule is 1 square foot of ventilation per 300 square feet of attic floor space.
- Common causes: Blocked soffit vents, insufficient exhaust vents, improper vent installation
- How to identify: Hot attic in summer, frost on roof deck in winter, mold in attic, curling shingles
- Solution: Add or unblock intake vents, install or upgrade exhaust vents, seal air leaks from living space
Clogged Gutters
Clogged gutters cause water to back up under shingles, leading to rot, leaks, and ice dams. They also cause water to overflow and damage fascia boards, siding, and foundations.
- Common causes: Leaves, pine needles, asphalt granules, bird nests, debris
- How to identify: Water overflowing gutters during rain, plants growing in gutters, sagging gutters
- Solution: Clean gutters twice annually. Consider gutter guards. Ensure downspouts are clear and direct water away from foundation
Pro Tip: Gutter Maintenance Is Roof Maintenance
Gutter cleaning is the single most effective preventive maintenance task for your roof. Clean gutters prevent leaks, ice dams, and fascia damage. Mark it on your calendar for spring and fall.
Ponding Water on Flat Roofs
On flat or low-slope roofs, ponding water — water that remains 48+ hours after rain — is a serious problem. It accelerates membrane deterioration, adds structural weight, and can eventually lead to roof collapse.
Ponding water is caused by inadequate drainage, sagging roof structure, or clogged drains and scuppers. The solution depends on the cause: improved drainage, tapered insulation, or structural reinforcement.
Tree Damage
Overhanging tree branches can damage your roof by scraping shingles, dropping debris that clogs gutters, and providing a pathway for animals. Falling branches during storms can puncture the roof.
Trim all tree branches at least 6 feet away from your roof surface. Have large trees near your home inspected by an arborist for disease or structural weakness that could cause them to fall.
Animal and Pest Damage
Squirrels, raccoons, birds, and insects can damage your roof by nesting in vents, chewing through shingles and underlayment, and creating entry points for water.
- Common signs: Chewed shingles, nesting material in vents, scratching sounds in the attic
- Solution: Remove the pests, repair damage, and install animal guards on vents and chimneys
- Prevention: Trim trees away from roof, install vent screens, seal gaps in fascia and soffit
